Smart Sites for Quick Bites: Real Estate Tactics for Crafting Convenience

As discussed in a previous post 'Recipe for Success,' creating a distinctive restaurant concept can make all the difference between developing a thriving restaurant and failure. In today’s fast-paced world, convenience has become a key factor influencing consumer choices. Being the convenient option for diners is a great way to set your concept apart from the competition. If your restaurant distinguishes itself as the convenient option, the real estate and location you select will play a crucial role in potential success. Here are some important factors to keep in mind when evaluating locations for a quick service and takeout restaurant concept.

Visibility & Signage:

Convenience diners often choose a location that is visible to them as a passerby. A restaurant that is prominently situated, such as on a corner, and with good signage will attract more patrons. Additionally, consider the proximity to major roadways and whether the restaurant is easily identifiable from a distance.

Seamless Ingress and Egress:

The journey from the car to the dining area should be smooth and effortless. A location that provides easy ingress and egress is essential for a convenient dining experience. If a customer is forced to circle a maze of one way streets or does not have an easy way to get into your building’s parking area without making a u-turn, or crossing many lanes of traffic, they may pick another, more convenient establishment.

Prime Parking:

One of the first things customers appreciate is easy parking. Choosing a location with ample and easily accessible parking spaces can make or break the convenience factor. If a diner in a hurry pulls up to your location but cannot find a place to park quickly they are likely to move on to another restaurant. When scouting locations come by at various times of the day. The parking may be more full in the morning, or evening depending on the other business in the area. It is important to evaluate parking during all time periods but especially during your expected peak hours or days. Ask about the ability to designate a few 15 minute parking spots for pickup, this can ensure those in a hurry never have a problem finding a spot.

Drive-Thru:

Incorporating a drive-thru is a strategic move for a restaurant concept focused on convenience. This feature not only caters to time-conscious customers but can create a wow factor for your restaurant, especially if you are serving a type of food that does not usually have a drive-thru. Locations with existing drive-thrus are often priced significantly higher than those without. It is important to evaluate the cost benefit of having this element in your restaurant.

Thoughtful Layout Design:

A well-thought-out layout is critical for creating a space that accommodates the unique needs of a convenience-focused restaurant. Consider a layout that allows for efficient order placement, food preparation, and pickup. An open and organized design can contribute to a seamless flow, reducing wait times and enhancing the overall customer experience.

Space for Efficient Queues:

Anticipate the popularity of your concept and plan for potential queues. A layout that includes designated spaces for lines, both ordering and pickup, ensures that customers waiting do so comfortably and without confusion or obstructing the overall flow of the restaurant. Utilize technology like digital order boards and mobile ordering to further streamline the process.

Size Matters:

Think long-term and choose a location that allows enough square footage for future growth and storage. As your restaurant gains popularity, you may need more space for food storage, takeout containers or want to expand and make modifications to enhance the convenience factor further. Select a property that provides enough space to meet the evolving needs of your business.

The success of a restaurant concept focused on convenience begins with strategic real estate decisions. Prioritize locations that offer prime parking, easy ingress/egress, drive-thru options, and a layout that caters to efficient service. By carefully selecting the right real estate, you lay the foundation for a seamless and convenient dining experience that will keep customers coming back for more.
